Dahlia the latest release at blooming Pagewood Green

DEVELOPER Meriton is poised to release the second stage in its fast-blooming Pagewood Green community in Sydney’s eastern suburbs, buoyed by a $300 million-plus sales run in its first stage, Allium.
The new stage, Dahlia, will have 167 oversized apartments in buildings rising eight floors and is the product of a design competition run by Meriton and won by Nettleton Tribe.
The ‘island’ development, which overlooks a championship golf course, will include tree-lined boulevards, a civic square with alfresco dining, multiple childcare centres, and a shopping village with a full-line supermarket.
Meriton founder Harry Triguboff yesterday said the sheer size of the Pagewood Green site opened the way for clever, innovative and pacesetting building design.
“Dahlia is the latest example of what we are determined to achieve by asking architects to put their skills to the test on behalf of Meriton but, more importantly, on behalf of our apartment buyers.”
Pagewood Green, which will have an 8000sqm communal park at its centre, is being developed on 16.5ha of prime land adjoining the Westfield Eastgardens centre.
The site previously was home to Holden and British American Tobacco operations and was bought for $232 million in 2013.
Mr Triguboff said Pagewood Green, the biggest undertaking by Meriton in its 54-year history, was ‘flowering’ superbly.
“The demand is there, especially from Pagewood people and those in nearby suburbs, so hence the need to get Dahlia out in the marketplace.
“We don’t want to run into a developer’s nightmare – buyers at the door and nothing to offer them.”
Meriton launched Dahlia, which is expected to be completed by year’s end, Saturday, January 27.
Its apartments will range from 63sqm internally for one-bedroom units with studies through to 133sqm internally for three-bedroom apartments with studies.
Two and three-bedroom penthouses also are being provided, offering up to 183sqm of internal and external space.
Some apartments will have rooftop terraces and views toward the eastern coastline. Corner apartments will have living areas opening on to spacious balconies, and some ground-floor residences will enjoy terrace style living with direct street access.
Meriton says special attention has been given to providing high end kitchens and configuring bathrooms to make maximum use of space.
The benchtops in the kitchens will be alpine-mist Caesarstone with smoked mirrored splashback and barback and the appliances – microwave, oven, integrated dishwasher, and stainless-steel gas cooktop with ducted rangehood – all will be SMEG.
There will be a residents-only landscaped rooftop garden, complete with state-of-the-art BBQ facilities, an undercover dining area, recreational turfed lawns and a communal vegetable garden.
All apartments will come with secure parking, with 50 per cent of them allocated two parking spaces.
The Dahlia apartments will range from $767,000 to $1.767 million and Meriton is offering full stamp-duty refunds to NSW buyers, along with fixed-interest 85 per cent finance at 4 per cent for two years.
Meriton says it expects the Dahlia apartments to achieve rentals of from $650 to $1200 a week.
Residents will have access to a full range of resort-like facilities, including pool, sauna and gymnasium.
The initial Pagewood Green stage, Allium, is due for mid-year completion and the majority of its 485 apartments, in towers of between 16 and 20 levels, are sold.
