Green Light for Pagewood Green

Developer Harry Triguboff has been given the green light to embark on the second and final stage of the biggest residential project in his 56-year property career, Pagewood Green.

The 86-year-old developer yesterday said the approval for the stage, which would provide more than 2000 apartments, was an endorsement of the market’s reception to what started out as a ‘challenging adventure’.

“Pagewood Green’s quickly become a jewel in the Meriton crown and its sparkle is set to grow.

“Buyers, especially the locals, have embraced the project and lifestyle – we’ve sold more than 600 apartments.

“We now have the ability, thanks to the new approval, to keep building and spoil the buyers with choice.

“The project’s already been like an adrenaline shot for Pagewood and Eastgardens.”

The first stage of Pagewood Green, which includes a newly-opened 8000sqm Central Park and a planned hotel, includes more than 1000 apartments and is close to completion.

Meriton is retaining 273 apartments.

The final 259 apartments in the stage are about to be launched in a precinct called Orchid.

All up, the completed community will have thousands of residents, more than 3000 apartments and terrace-like homes, shops, cafes and dining, childcare and medical centres, and several hectares of parks.

Mr Triguboff, said when he launched Pagewood Green in 2016 that it would be a face-changing one for the suburb.

He said the reception the locals had given the first stage since then was ‘ultra-rewarding’.

“When the locals endorse your product, you know you are on to a winner.”

The developer said that the key reason for that success included that many apartments were ‘very much over sized’ and the majority of apartments came with two car-parks, something that could be a rarity down the track.

“Of course, the pricing is such that the apartments are in the range of a wide spectrum of buyers, especially those where affordability counts.”

The last release in Pagewood Green’s first stage, Orchid, comes on the heels of the near sell-out of three earlier releases – Dahlia, Allium and Viola.

Orchid consists of four buildings, with one earmarked for a Meriton Suites hotel, a second with 71 apartments to be retained by Mr Triguboff, and the other two to contain 259 large apartments designed by award-winning architectural practice PTW.

The apartments will be in buildings of 13 and 21 levels and will range from one-bedroom through to three-bedroom layouts.

They will have unobstructed views over the project’s newly-opened Central Park, with higher-floor apartments looking north to the Sydney CBD, east to Maroubra Beach, and south to Botany Bay.

Residents’ recreational options will include a gymnasium, pool, spa, podium garden on level five, and barbecue facilities.

The stage will have a retail area with a supermarket and including cafes and restaurants.

Central Park is at the heart of Pagewood Green’s first stage and is designed as a recreational hub for all ages, with a basketball court, outdoor gymnasium, playground and barbecues.

The area of parkland and open space within Pagewood Green ultimately will rise to 3.5ha, all of it dedicated to the public, with outdoor gyms, playgrounds, expansive lawn areas and amenities.

The State Government, in recognition of the growing maturity of Pagewood Green, has started running buses directly from the site and their services will connect to the new light rail which will begin operation later this year.

James Sialepis, Meriton director of sales, said the strong response to Pagewood Green, along with a rental vacancy rate of less than 1 per cent, reinforced that the community was one which people found ‘lifestyle desirable’.

Mr Sialepis said investors also were stepping forward to buy in Pagewood Green – ‘we can sell them apartments with tenants in place or guarantee we will find them tenants’.

He said Pagewood Green’s appeal was that it offered something for everyone and the resident mix was testament to that.

“Our residents include many downsizes, first-home buyers, young professionals, singles and families and they can be seen enjoying the development’s facilities every day.”

Prices for the Orchid apartments will start at $650,000 and peak at $1,230,000.

The Orchid apartments range from 58sqm to 114sqm.
