Meriton’s latest Zetland foray gets tick of approval
24 December 2019
The Meriton group has won planning approval for a three-building mixed-use venture on an $85 million site within Zetland’s giant Green Square urban renewal project.
Founder Harry Triguboff yesterday said the venture would be the continuation of a 20-year Meriton presence in the suburb.
“We love the area and we want to do more”
“We were very lucky to get this site – it’s the last major one in the Green Square town centre area, which is now buzzing with activity.”
The Meriton approval on the 9771sqm site is for buildings of four, seven and 15 levels and with 254 apartments.
The project has been named Eminance and is due for a sales launch in early 2020.
The site, at 811 Elizabeth Street, also has frontages to Joynton Avenue and Portman Street.
The ‘island’ nature of the property means there will be copious open space between it and nearby developments.
The land, previously home to City Ford-Sydney City Mitsubishi, was bought on March 2018 from AMNA Properties.
Each building will boast single and dual-level penthouse of house like proportions, which home cinemas and rooftop terraces enjoying city views.
The approval also provides for ground-level retail, including eateries, and a 70-place childcare centre.
Pare of the Meriton site, 1833sqm, is being dedicated for a Zetland Avenue extension and a new pedestrian lane and bicycle link, Frog Lane.
This will allow the town centre plaza to link with the new Gunyama Park and Aquatic Centre across the road from the Meriton site.
Meriton has completed five apartment projects, providing close to 2000 apartments, at Zetland in the last decade.
Mr Triguboff said his was “on a roll” in the suburb and the latest approval armed it to take advantage of a market that quickly had turned bullish.
“This site is a winner in terms of location and we’re out to capitalise on that.”
The Meriton site is a short walk from the Green Square train station and there are numerous bus options nearby, making the city commute a mere 15 minutes.
It adjoins the new South Sydney Hospital site redevelopment, which will include a cultural and creative centre.
The 278ha Green Square is a $13 billion renewal project started in 2014 and due for completion in 2030.
It is being created by some of the world’s best urban thinkers and its dynamic global village will be a civic, retail and leisure hub that includes an open-air plaza, sunken library, and artisan stores.
Residents in the new Meriton towers will be able to stroll across to the new Gunyama Park and Aquatic Centre with its state-of-the-art beach pool, outdoor fitness circuit and all-purpose sports field.
The new Green Square primary school, which will be 350 metres away, will accommodate 600 children and will include a multipurpose hall, after-school care, and sports courts.
