Pagewood Green to sprout Viola

THE Meriton group is embarking on a major new hub at the biggest project in its 55-year history, the $3 billion Pagewood Green lifestyle community.

Viola will have 356 high-end oversized apartments spread across two buildings and its launch represents the latest page in the development of the master-planned project, which Meriton founder Harry Triguboff describes as a face-changing one for the eastern Sydney suburb of Eastgardens.

Viola sits in a pivotal spot within Pagewood Green that opens the door to its wide range of apartments having stunning city, golf course, Botany Bay and views of its very own central park.

Meriton says the top floors will house Viola’s premier offerings – each will have four expansive apartments with rooftop terraces and barbecue areas. These types of apartments have been popular with locals who have downsized.

The Fox Johnston designed Viola will cover a 9434sqm portion of the 16.5ha Pagewood Green site and consist of buildings of between 11 and 16 levels, with three levels of basement parking.

Director of sales James Sialepis says Meriton is passionate about understanding the key drivers for customers, and with over $400 million worth of sales across Pagewood Green already we have a great insight into purchasers wants.

“Apartment interiors have been designed with the buyer needs front of mind — we spent a lot of time thinking about how our customers will use the space.

“We want to combine practicality with luxury.

“Every detail has been considered, from the spacious configurations to the high-quality finishes.

Mr Sialepis says apartments will feature seamless indoor-outdoor living taking advantage of the never to be built out golf course and city vistas.

Resident facilities, which Meriton describes as five-star, will include pools, saunas, spas, gymnasiums and barbecue areas.

At the heart of this exciting new community will be the Central Park adjacent to Viola which will offer extensive recreational facilities, and be bordered by a civic square with alfresco dining.

The grand 8,000sqm communal park comes complete with play equipment for children including swing set and climbing structure, multi-purpose sports lawn, basketball court and outdoor exercise equipment, barbeque and picnic areas, pedestrian and cycle pathways that weave around the park and buildings.

Mr Triguboff says he is elated by the progress being made at the burgeoning Pagewood Green.

“We’ve always wanted to create a community with real heart and soul and offering an all-in-one lifestyle.

“The addition of large areas of parkland, with lots of shrubs and trees, interspersed between buildings will provide a real homely feel for our residents.”

Meriton describes Pagewood Green as an island development in suburbia.

Meriton launched Pagewood Green, being undertaken on a site that previously housed Holden and British Tobacco operations, in late 2016.

The resort-like project, which will have more than 2200 apartments, has achieved sales of more than $400 million to date.

Pagewood Green, which overlooks a championship golf course and adjoins the Westfield Eastgardens shopping centre, will have places for dining, tree-lined boulevards, and multiple childcare centres.

The unveiling of new stage Viola comes as Meriton has received the green light for a $10 million Pagewood Green communal park, which is being given to the Bayside council for use by the wider community.

Mr Triguboff says that approval is the latest step by Meriton to enhance Eastgardens as a suburb.

“We have contributed financially to traffic upgrades and to open space and recreation upgrades at Jellicoe and Mutch parks that benefit the broader community.

“With the addition of the new light rail in the next two years, and our work with bus authorities, we expect adequate public transport to be available for the community.”

The ongoing evolution of Pagewood Green involves extensive collaboration with Bayside council planners and design excellence panels.

Meriton says it is using tier one urban designers and architects throughout the development to ensure high quality outcomes for the urban environment.

The group has collaborated with leading architectural firm SJB, PTW, Fox Johnston and Nettleton Tribe on the design of Pagewood Green.

Viola will boast a mix of one-bedroom, two-bedroom, three-bedroom, and penthouse apartments. Prices start at $675,000, with three-bedroom apartments around the $1,135 million mark.
